Every part of a well job is visible except the one that matters most.

You watch the rig set up. You see the pipe go in the ground. You see the pump, the pressure tank, the wiring. At the end you get water at the tap and the truck drives off.

What you never see is the seal around the outside of the casing. It goes in wet, it sets underground, and from that day forward nobody looks at it again. Not you, not a home inspector, not the next owner.

It is also the single thing standing between your drinking water and everything soaking into the ground above it.

What the seal actually is

Start with the casing. Casing is the pipe, PVC or steel, that lines the upper section of the well. The drill makes a hole slightly wider than the casing, so when the casing drops in, there is a narrow gap running down the outside of it.

That gap has a name. It is called the annular space. It is usually only an inch or two wide, and it runs from the surface down to wherever the casing ends.

Left open, that gap is a pipe. A straight, unfiltered path from your yard down to the water your pump is drawing from.

Grout is what fills it. It is a cement or bentonite clay mixture pumped into that gap so it fills completely from the bottom up and hardens into a solid seal.

Done right, the ground above is sealed off from the water below. Done wrong, or skipped, you have built a drain.

What the seal keeps out

This is not theoretical, and in Central Florida it is not rare either.

Surface water after heavy rain. Our summers dump a lot of water fast. When the yard is saturated, water looks for somewhere to go, and an unsealed annular space is the easiest path down.

Lawn chemicals. Fertilizer, herbicide, whatever gets spread on the grass. Rain carries it down.

Septic seepage. A lot of properties on well water are also on septic. Those two systems share a yard, and the only thing keeping them separate is depth and a good seal.

Shallow groundwater. The water sitting in the first few feet of sand is not the water you want to drink. It is warm, biologically active, and picks up whatever is on the surface. The whole point of drilling deep is to get past it. A bad seal lets it come along for the ride.

Why bad grouting takes years to show up

Here is what makes this problem different from every other well problem.

A bad pump announces itself. No water, low pressure, a motor cycling every ten seconds. You know within a day.

A bad seal announces nothing.

The well produces water. The pressure is fine. The water looks clear. For one year, three years, sometimes ten years, everything works. The seal is failing the entire time, but the volume of surface water sliding down is small enough that it dilutes into the aquifer without changing anything you can taste.

Then something shifts. A wet season heavier than usual. A septic drainfield that starts to fail nearby. New construction that changes how water moves across the property. And the well that was fine for eight years is suddenly testing positive for bacteria.

By that point almost nobody connects it back to the day the well went in. They assume the aquifer changed, or a neighbor did something. Usually the well was built that way from the start and just took its time.

How you would ever know

You cannot inspect a grout seal. It is underground and encased. There is no camera for it and no hatch to open.

What you can do is watch the water, which is the only real reporting the well does.

Bacteria testing is the useful signal. Total coliform bacteria are not usually dangerous themselves, but they live at the surface and they should not be in water pulled from a properly sealed well. A coliform positive on a well that has always been clean is a strong hint that surface water is finding a way in.

The pattern matters as much as the result. Water that tests clean in dry months and turns positive after heavy rain is telling you something specific. That is not random. That is a seal.

The other signal is turbidity that comes and goes with weather. If the water clouds up after a storm and clears a few days later, surface water is reaching your well from somewhere.

If either of those sounds like your well, get the water tested before assuming it is nothing. Test twice, once in dry weather and once after real rain, and compare.

What to ask before the well gets drilled

If you are having a well put in, four questions cover it. Any licensed contractor answers them without stalling.

Are you grouting the annular space? The answer should be an immediate yes, because it is required. A pause here tells you plenty.

What are you grouting with? Neat cement and bentonite are the normal answers. Drill cuttings are not grout. Backfilling the gap with the dirt that came out of the hole is not a seal, and it happens.

How deep does my permit require the casing to go? Casing depth is written into the well construction permit for your specific property, and in some areas the district requires more than the minimum. Your contractor should know the number for your parcel.

Will you file the completion report? That report goes to the district when the well is finished and becomes part of the permanent record. It is how the next owner of your house knows the well was built to code.

If you already own a well and you are not sure

Most older wells around here are fine. Plenty of them were drilled well before the current standards and have never given anyone a problem. Do not go tearing up your yard over a hypothetical.

But if your well has had unexplained bacteria results, or the water changes with the weather, that is worth chasing rather than shrugging at.

Sometimes the fix is modest. A cracked or missing well cap lets surface water and insects in right at the top, and that is a cheap repair with an outsized effect. Grading matters too. If the ground slopes toward the casing instead of away from it, every rain sends water straight at the wellhead.

Sometimes the honest answer is that the well was not built to last and the money is better spent on a new well than on chasing a seal that cannot be repaired from the surface. That is not the answer anyone wants. It is occasionally the right one.

Why we make a point of this

Grouting is invisible, which means it is the easiest corner to cut on a drilling job. Nobody checks it. Nobody can check it. The customer will never know either way, and the crew that skipped it will be long gone before it matters.

That is exactly why we do not skip it. Every well we drill gets cased and grouted to Florida code, on every job, with the permit conditions for that specific property. Our license number is on the completion report, and it stays attached to that well for as long as the well exists.
