What a Well Inspection Includes
Our well inspection covers the whole system, not just a quick look. Here is what we check:
- Flow rate test to confirm the gallons per minute the well produces.
- Static water level, so you know how deep the water sits and whether the well is drawing down.

- Pressure tank condition, including the switch and pressure settings.

How the Inspection Works
We come out, run the tests above, and pull a water sample. Most inspections take a couple of hours on site. If we find a problem, we tell you what it is and what it takes to fix it, in plain words. Because we are a full well shop, we can often handle the repair or the well replacement ourselves, so you are not chasing a second contractor before closing. If the water needs more than a quick look, we run full well water testing, and if the pump is the weak point, we handle the pump condition assessment and any repair.

Do I need a well inspection to buy a home with a well? Many lenders require a well and water test before they close, and most buyers want one either way. It tells you the pump, casing, flow, and water are sound before you own the problem.
How long does a well inspection take? Usually a couple of hours on site for the mechanical checks. Water sample results depend on the panel, and we tell you the timeline up front when a closing date is tight.
Do you test the water too? Yes. Every inspection includes a water quality panel for safety, hardness, and chemistry, with lab grade testing when the sale or the lender calls for it.

FAQ
Common signs: short cycling (the pump kicks on every few seconds), no water at all, low pressure, the motor running constant, dirty or sandy water, or pressure that drops sharply when you open a tap. If you hear any of those, give us a call.
Most of the time it is a waterlogged pressure tank or a bad pressure switch. Both are common and both are fixable. Short cycling wears a pump out fast, so it is worth handling quickly.
Depends on age, motor condition, and cost. Pumps under 6 years old with a single failed part are usually worth repairing. Ten year old and older pumps with motor issues are usually worth replacing. We are honest about which makes sense, even when replace is cheaper for us.
Eight to 15 years for submersibles. Five to 10 years for jet pumps. Florida heat and well chemistry shorten pump life compared to other parts of the country.
It could be a worn pump that can no longer build pressure, a leak somewhere in the system, a stuck pressure switch, or a drop in your water level. Either way it wastes power and wears the pump, so it is worth a look soon.
Usually yes, especially in Hernando and Pasco where we have crews close to most homes. Hillsborough and Citrus are often same day, sometimes next day. After hours and weekend calls available.
Sometimes. We test the bladder before recommending. A bad tank causes short cycling and burns out pumps, so it is worth replacing if it is shot. We will not sell you a tank you do not need.
